Renting Homes (Wales) Act 2016
Our solicitors pride ourselves on staying up to date with the latest legislation affecting landlords and tenants. The Renting Homes (Wales) Act 2016 has brought about significant changes to the private rental sector in Wales.
For occupation contracts after the 1st of December 2022 the following documents need to be served within 14 days of the occupation date:
- Written statements.
- Electrical Condition reports.
- EPC Certificate.
- Gas Safety Certificate .
- Smoke and Carbon monoxide alarms must be installed.
For converted periodic or converted fixed term tenancies that began before the 1st of December 2022 you have until the following dates to comply:
- Written statements must be served before 1st June 2023.
- EPC and Gas Safety should already be served on the occupants.
- Smoke and Carbon monoxide alarms 1st December 2023.
- Electrical Conditions Report 1st December 2023.
What we offer
We offer a range of services to assist landlords in meeting their obligations under the Renting Homes (Wales) Act 2016.
For tenancies that began before the 1st of December 2022:
- Serve what was a s.21 Housing Act 1988 notice now known as no fault notice under s.173.
- Serve a notice for 2 months rent arrears under s.187.
- If you have served a notice that has expired, we can issue possession proceedings.
- Draft and serve converted written statements for periodic or fixed term tenancies.
For occupation contracts after the 1st of December 2022:
- Draft and serve occupation contract for fixed term or periodic.
- Serve a notice for 2 months’ rent arrears under s.187.
- Once the tenant has been in occupation for at least six months serve no fault notice under s.173.
